Hennur Road – The housing location of pride in north Bangalore

For someone tracking the growth of the city (or megacity) of Bangalore over the years, the last two decades will probably occupy the pride of place. The state capital of Karnataka was, for long, delineated as per the traditional residential areas in what is now south Bangalore and the commercial district in and around MG Road in now central Bangalore. The IT revolution in the 90s and the noughties saw the city emerge as the biggest beneficiary, with a steady streamline of engineering talent from across the country moving here. The city soon expanded in the eastern, western and southern directions as IT parks came up in areas such as Whitefield, Electronic City etc. and brought with them steady infrastructural development. The northern areas of the city, however, by and large, remained off the radar and somewhat under-developed.

This scene changed, however, with the construction of the new Kempegowda International Airport in Devanahalli, north of Bangalore. Before one knew it, this proximity to the airport started attracting companies and home buyers in droves, which led to a mind-boggling pace of development in north Bangalore as well. Hennur Road, which till not so long ago, was a village on the city’s outskirts, has now emerged as a real estate destination of ‘real’ promise. In this article, we look at the evolution of this new hotspot and what does it have to offer.

Connectivity to major hubs

The biggest positive of Hennur Road is its aforementioned proximity to the International Airport, which can be reached within 45 minutes from here. What’s more, it is easily reachable without having to bother much about the city traffic, which saves a resident of this area plenty of time as well as provides them relief! Hennur Road is also well-connected to other parts of the city with regular BMTC buses connecting it to major hubs such as Hebbal and Majestic.

When it comes to rail connectivity, the nearest stations to Hennur include K.R. Puram and Banaswadi (both being within 12- 14 km), of which the former is an important halt for long distance inter-city trains. For those preferring to travel by the Namma Metro, the nearest station, Byappanahalli is also within 10 km from here.

The arterial Outer Ring Road connects to the Hennur Road at one end and is a good way to travel to areas such as Hebbal, Marathahalli or south Bangalore. The proposed Peripheral Ring Road promises to further reduce connection time to the airport and city. In addition, Hennur Road itself and its feeder roads are undergoing expansion, with plenty of infrastructural developments coming up. One can say that things are definitely looking upwards on this front.

Myriad Employment Opportunities

Long gone are the days when Hennur was a village. The skyline of the area is changing and how, with multistorey apartment complexes, villas and departmental stores of all hues coming up. However, what’s attracted residents and service providers to this area is the wealth of employment opportunities coming up around the area. The Manyata Tech Park has emerged as one of the prime IT hubs of Bangalore, housing biggies such as Microsoft, IBM and Rolls Royce among others. The Kirloskar Business Park is also nearby and so, is Hebbal, considered the prime location in north Bangalore.

Upcoming developments also offer plenty of promise. A major IT Investment Region (ITIR) is coming up near the airport and an aerospace SEZ in the same area is also fast gaining traction. With the proximity of Hennur Road to these employment hubs, one can expect the demand for housing to further increase in this part of town.

What really adds value to a location as a housing destination is the presence of good social infrastructure around it.A home buyer would naturally prefer a location, where he/she does not need to travel farto droptheir children at school or to shop for groceries. Thearea also boasts of popular restaurants such as Coorg food and co, Café Yegrina, Auntie Fung, Have More, Koel’sPizzaria and more. Completing the picture are Decathlon sports center and XLR8 indoor stadium for sports lovers. In short, one can get whatever one looks for in Hennur Road.

Another attractive feature of Hennur Road is the plethora of housing options available here. In addition, the housing prices are quite affordable in Hennur Road, as compared to other parts of the city. The average base price for a multistorey apartment here is approx. Rs. 5,600/sq. ft. The price has nearly doubled in the last 8 years and with the upcoming developments in tha area is set to appreciate further, offering opportunities for investors to make good returns.

What also attracts developers and home buyers alike to Hennur is that the area retains plenty of its greenery as also the network of lakes around it, which keep the environment clean and peaceful.
